Sports Developer Dreams Of Fields In Hamilton

A Toms River group recently agreed to buy more than 122 acres in the middle of the Hamilton Business Park with hopes of building a massive sports and recreation complex. The wooded land is behind the township post office, off Atlantic and Ninth avenues. The group wants the facility to open by Memorial Day, 2004.The Magic Sports Complex, as it is called in the plans, would have baseball and soccer fields, and areas for training and exercise. The developers hope to turn it into a regional hub for year-round sports. The complex also has space for campgrounds and apartments to house the as many as 1,000 athletes that developers hope will come to the complex for camps, clinics and tournaments. The Industrial Commission agreed earlier to sell the land to the Magic Sports Complex Inc. for $1,456,000. In total, it will cost the group $17.5 million to get the land and buildings erected, according to the business plan on file at the township. While Magic Sports Complex Inc. has an agreement with the Industrial Commission and conceptual plans, the group still needs to file formal plans with the township's planning office, said Nancy Rainbow, township planning department administrator. As the plans stand now, she said Magic Sports Complex Inc. would need variances for the campsites and the outdoor recreation.Developers Ron and Maria Nametko also run the Manchester Magic, an unaffiliated children's baseball team in Ocean County they founded in 2000. Drawing players from central and southern New Jersey, it travels the country to regional tournaments. It competes mainly in the South, because of the year-round facilities available, Maria Nametko said. The Nametkos modeled their facility also partly on Dreams Park in Cooperstown, N.Y., where children come from around the country to play in an invitational tournament near the National Baseball Hall of Fame. The focus of the plans would be a 135,000-square-foot indoor sports facility. Inside, the complex would hold a hockey rink, soccer field, an area devoted to extreme sports, and a general sports area designed for either three basketball, volleyball or other games. The building also has a 15,000-square-foot game room for bowling, pool and other games.Outside, the plans call for two soccer fields, five baseball or softball fields, 10 basketball courts, and places for paintball and professional BMX racing.Other areas outside could be converted to an amphitheater, "providing local residents with a neighborhoods alternative to the regional entertainment outlets of Atlantic City," the group said in a release.Magic Sports Complex Inc. also plans medical facilities, offering orthopedic and sports medicine and vision and physical therapy, as well as restaurants and other food concessions.Maria Nametko said the company has the initial financial backing needed for the facility, with commitments for the rest. She distanced her plans from TW Sports, a facility on the Black Horse Pike demolished last year in favor of the new Raymour & Flanigan's furniture store."They catered to birthday parties. They had video games, ice hockey: it's not really on the same thing," as the planned Magic Sports Complex, she said.Another developer plans to place a similar complex on Washington Avenue, near the border of Pleasantville and Egg Harbor Township.Bob Bishop said in November that he plans to have Premier Sportsplex, 100,000-square-foot indoor complex with an array of facilities open by June.By Derek HarperThe Press of Atlantic City - 3/22/2003Topic: Sprawl
